I have a family history reference book (62 pages in pdf) from a very distant relative (common ancestor is great (x4) grandfather) and I would like to add this to my project as a pdf file with a Family History reference fact against the family member that links us.
Adding the pdf file appears easy but what is the best way of linking it to a fact and source so as it can be viewed with details of the common individual.

Phil, I presume you have added the PDF document linked to a Media record, and the PDF file is in the Media folder somewhere.
I would suggest the Method 1 Source Citation approach, where you create a Source record and link the Media via its Media tab. You can record details such as the Author and any relevant Text From Source transcripts from the PDF.
Then you can create a Citation of that Source record in any relevant Fact you like.
If you prefer to use Standard Facts then I suggest the Possessions Attribute that allows the Reference Book to be named as the Possession, and thus appear in Reports.

The individual that I wish to attach the document to did not have this as a possession, but this is a family history report about her family written recently, rather like a report from FH. So as part of my tree I am attaching a written report of another tree. It is really what I would call a Family History or History fact. I was trying to get a sentence to read something like, "The History of her family was recorded in 2015" by John Smith". I guess the fact would need a post death time frame.

Sorry, I slightly misunderstood the details, so here are some ideas.
If John Smith, the author/compiler, is in your database, then use the Possessions Attribute for him and cite the Source.
I suspect the purists would create Events/Attributes for anything mentioned in the PDF document that is relevant to Individuals in your Project, and cite the Source from each one.
If you wish not to go that far, then yes you will need a Post-Death custom Fact, but try and make it general purpose, e.g. would an Obituary Event be satisfactory with a Template such as {his/her} obituary was published {date} {place}?
Remember you can customise the Sentence for a specific Fact, and in this case replace obituary with family history.
Alternatively, use the FH V6 new Sentence functions to allow labelled Note paragraphs to modify the Sentence.
e.g. the Note could contain:
Title: Family History
Author: John Smith
with a Template such as:
{his/her} {=TextIf(Exists(%FACT.NOTE2%),GetLabelledText(%FACT.NOTE2%,"Title:"),"obituary")} was published {date} {place}< by {=GetLabelledText(%FACT.NOTE2%,"Author:")}>
and the Sentence might then read Her Family History was published in 2015 by John Smith.

I've used your suggestion of a custom event fact with code "{his/her} Family History was written {date} {place} {address}" which by using the address field for the author gives me "Her Family History was written in 2015 in New Zealand by Mary Hutching". I can then access the document via a source citation and the pdf in the media folder
