I think I have the same OS as you (XP) and on my system the editable INDI Property Box file has the following address:
C:Documents and SettingsAll UsersApplication DataCalico PieFamily HistorianProperty BoxPB-INDI.fhdata
Are you sure that this is the file you are looking at with Notepad?

Brian, I think I have been able to reproduce your problem. If I'm right, you need to get into Page Setup on FH's File menu, and you may have to open a diagram window to be able to do so. I presume you've ruled out using the =GetParagraph function because that outputs each paragraph in a separate column? It also has the benefit of excluding 'hidden' text (in double square brackets).

Can you not simply email the GEDCOM file itself (from your Project .fh_data folder) rather than an exported extract from it? In any case, when I try Export, all the Repository records are included OK.
